Overview. Cumming is located in Forsyth County (13117). The population of Cumming changed from 5,459 in 2010 to 6,225 in 2016; a change of 766 (14.0%). The county population changed from 176,770 to 221,009, a change of 44,239 (25.0%) during the same period.

Cumming is located in the Atlanta-Sandy Springs-Roswell, GA MSA (CBSA 12060). The CBSA population changed from 5,303,929 to 5,789,700 during the period 2010 to 2016, a change of 485,771 (9.2%) Among all 933 CBSAs, this CBSA ranked 9th based on 2016 population, 4th based on 2010 to 2016 population change, and 61st based on 2010 to 2016 percent population change.

Race/Ethnicity. Based on the most recent ACS 2015 5-year estimates, the total resident population was 5,588. The population of one race include 84.9% White alone, 5.9% Black alone, 0.1% American Indian/Alaska Native alone, 1.1% Asian alone, and 0.1% Native Hawaiian/Pacific Islander alone. The Hispanic population (of any race) was 34.5% of the total population. These characteristics are based on more detailed data in section 02.1 below.

Housing, Households, Economic Situation. Of the 2,114 total housing units, 1,889 were occupied housing units (households) or 89.4% of total units. Of the 746 owner-occupied units, the median housing value was $174,100. Of the 746 renter-occupied units paying rent, the median rent was $903. These characteristics are based on more detailed data in section 02.4 below.

Among the 1,156 family households, 13.2% had income below poverty level in the previous year. Among the total population, 20.7% had income below poverty level in the previous year. The median household income was $43,491 with median family income of $49,688. These characteristics are based on more detailed data in section 02.3 below.

Education. Of the 1,243 population 3 years and over enrolled in school, 591 were enrolled in grades K-8. Among the 3,907 population 25 years and over, 81.1% were high school graduates and 20.1% were college graduates. These characteristics are based on more detailed data in section 02.2 below.

Urban/Rural & Locale Code
The percent urban value in the Oveview is computed as the ratio of the population in urban census blocks to the total population in the area based on Census 2010 SF1. No adjustment is made for areas which may have changed boundaries since 2010. If the Census 2010 area geocode does not match to a ACS 2015 geocode, the percent urban is shown as NA.
