Overview. Germantown is located in Shelby County (47157). The population of Germantown changed from 38,877 in 2010 to 39,056 in 2016; a change of 179 (0.5%). The county population changed from 928,652 to 934,603, a change of 5,951 (0.6%) during the same period.

Germantown is located in the Memphis, TN-MS-AR MSA (CBSA 32820). The CBSA population changed from 1,326,399 to 1,342,842 during the period 2010 to 2016, a change of 16,443 (1.2%) Among all 933 CBSAs, this CBSA ranked 42nd based on 2016 population, 133rd based on 2010 to 2016 population change, and 447th based on 2010 to 2016 percent population change.

Race/Ethnicity. Based on the most recent ACS 2015 5-year estimates, the total resident population was 39,262. The population of one race include 87.4% White alone, 5.0% Black alone, 0.1% American Indian/Alaska Native alone, 6.2% Asian alone, and 0.0% Native Hawaiian/Pacific Islander alone. The Hispanic population (of any race) was 2.8% of the total population. These characteristics are based on more detailed data in section 02.1 below.

Housing, Households, Economic Situation. Of the 15,495 total housing units, 14,476 were occupied housing units (households) or 93.4% of total units. Of the 12,504 owner-occupied units, the median housing value was $288,500. Of the 12,504 renter-occupied units paying rent, the median rent was $1,345. These characteristics are based on more detailed data in section 02.4 below.

Among the 11,245 family households, 2.1% had income below poverty level in the previous year. Among the total population, 4.6% had income below poverty level in the previous year. The median household income was $109,464 with median family income of $123,577. These characteristics are based on more detailed data in section 02.3 below.

Education. Of the 10,603 population 3 years and over enrolled in school, 5,059 were enrolled in grades K-8. Among the 27,498 population 25 years and over, 97.6% were high school graduates and 66.1% were college graduates. These characteristics are based on more detailed data in section 02.2 below.

Urban/Rural & Locale Code
The percent urban value in the Oveview is computed as the ratio of the population in urban census blocks to the total population in the area based on Census 2010 SF1. No adjustment is made for areas which may have changed boundaries since 2010. If the Census 2010 area geocode does not match to a ACS 2015 geocode, the percent urban is shown as NA.

Local code (defined by the Department of Education):
where UA: Urbanized Area; UC: Urban Cluster; PC: Principal City
11 = City, Large: area inside UA & inside PC & population >= 250,000.
