Residential Construction. August 2022 new authorized residential construction was 77 total units with total value of $33,906,086 compared to August 2021 62 total units with total value of $41,440,606. Updated monthly. See details in Section 2.4.1. below.

Housing Units. During the period 2010 to 2020, the number of housing units changed from 51,363 (2010) to 56,232 (2020), a change of 4,869 (9.5%). See details on occupied/vacant units, tenure, value, rent and related in Section 2.4.2. below.

Population & Components of Change. During the period 2010 to 2020, the population of Pickens County, SC changed from 119,344 (2010) to 127,983 (2020), a change of 8,639 (7.2%).

Components of population change during the 2010-2020 period were births 12,105, deaths 11,931, and net migration 8,465. The population natural increase, births less deaths, was 174.

The 7/1/20 model-based population estimate was 131,602 compared to the 7/1/21 model-based population estimate of 132,229. Components of change over the year were births 1,215, deaths 1,531, international migration 77, domestic migration 850. The net migration was 927. The natural increase was -316.

Income. The median household income changed from $40,110 in 2010 to $54,588, a change of $14,478 ( 36.1%).

Poverty. The number of people in poverty (all ages) changed from 19,018 in 2010 to 18,343, a change of -675 ( -3.5%). The poverty rate (all ages) changed from 17.0 in 2010 to 15.3, a change of -1.7 ( -10.0%).

This is due in part to Federal stimulus funds transfer payments in 2020. This section presents income and poverty data for each year 2010-2020 for this county, corresponding state and the U.S. This is the only Federal source of current estimate of MHI and poverty for all counties.
