Population. The total population of the Cape Coral-Fort Myers, FL MSA changed from 620,454 in 2010 to 754,610 in 2018, a change of 134,156 (21.6%). Among all metros, Cape Coral-Fort Myers, FL MSA ranked 31st in 2018, based on total population. It ranked 77th based population change from 2010 to 2018 and ranked 13th based population percent change from 2010 to 2018. See section 1. for population projections to 2030 for the metro by county. Geography. The total land area of the Cape Coral-Fort Myers, FL MSA is 784.1 SqMi with water area of 428.3 SqMi. The metro ranked 572th among all metros based on total land area. With 2017 population density of 942.8, the metro ranked 19th among all metros (based on land area).
Geographic Mobility. The net migration of the Cape Coral-Fort Myers, FL MSA changed from 10,286 in 2011 (6/30/10 to 7/1/11) to 16,221 in 2018. From 2011 through 2018, the total net migration was 5,935; the average annual net migration was 742. See section 4 for additional details on migration.
Housing. The total housing stock of the Cape Coral-Fort Myers, FL MSA changed from 371,257 in 2010 to 393,237 in 2017, a change of 21,980 (5.9%). See section 5 for additional details on housing.
Cost of Living. The regional price parity (RPP) for all goods and services for the Cape Coral-Fort Myers, FL MSA changed from 97.2 in 2010 to 95.9 in 2016. The RPP is an index where the national average of the cost of goods and services sold is 100. The RPP is an indicator of the cost of living in that area relative to the U.S. overall average. Personal Income. The total personal income of Cape Coral-Fort Myers, FL MSA changed from 24,287 $M in 2010 to 36,787 $M in 2017, a change of 12,500 $M (51.5%). Gross Domestic Product. This metro ranked number 301 among the 383 MSAs based on 2017 per capita real GDP. The real per capita GDP changed from $32,204 in 2011 to $32,784 in 2017 a change of $580 (1.8%).

Cities are places of population concentration. Incorporated cities have governmental powers assigned by the corresponding state. Metros, or CBSAs, contain one or more incorporated city. The Census Bureau develops annual estimates of the population for all cities using a model-based estimation procedure (in contrast to sample survey-based population estimates developed through the American Comunity Survey (ACS). The model based estimates developed for all cities time lag of only a little over a year. In contrast, the ACS-based estimates for cities under 65,000 population have a time lag of four years and are estimates for a 5-year time period. A cost of living measure is provided by the Regional Price Parity (RPP) for goods and services for an area (state or MSA). The RPP is developed by the Bureau of Economic Analysis (BEA) and updated annually. The RPP is an index where the national average of the cost of goods and services sold is 100. The RPP is a measure of the cost of living in that area relative to the U.S. overall average. The RPP is available for states and MSAs. The 2006-2016 series will be updated and extended to 2017 in May 2019. More detail is available in subscriber edition.
The Regional Price Parity (RPP) for all goods and services for the Cape Coral-Fort Myers, FL MSA changed from 97.2 in 2010 to 95.9 in 2017.
